Zoning Board OKs John Street Variance 4-1
Zoning Board · Meeting of September 28, 2026
Shrewsbury Zoning Board splits 4-1 to approve a contested John Street house lot over neighbors' safety objections. The board granted Mark Peris a variance for a lot with a .41 lot shape factor against a required .45, citing a new Massachusetts "practical difficulty" standard under M.G.L. Chapter 40A, Section 10; member Dave dissented, calling the lot "quite literally hatchet shaped." Resident Flora Fraga urged denial, saying the project "continues to present severe negative impacts to street safety." Peris faces a $26,000 road betterment and estimated an $800,000 sale price for the planned 2,000-square-foot house.
The board also unanimously approved an in-law apartment at 2 Northland Road, an 8,400-square-foot expansion of Mitchell Differential at 60 Clews Street, and a deck variance at 76 Lakeside Drive, while continuing a McCarty Engineering special-permit request at 957 Boston Turnpike to October 26.
