Shrewsbury ZBA Continues Patrick Subaru Special Permit Hearing to July

SHREWSBURY — May 27, 2026 — Shrewsbury Zoning Board of Appeals continued a Patrick Subaru dealership permit hearing and cleared four other residential and development matters at its May 27 meeting. The board postponed action on two special permits sought by McCarty Engineering Incorporated and Patrick Motor Group for a proposed 50,000-square-foot Patrick Subaru dealership at 957 Boston Turnpike — which would include 616 parking spaces on a 16.34-acre redevelopment site at Route 9 and Walnut Street — continuing the hearing to July 27 to allow the Planning Board, which has held one meeting on the project, to develop conditions the ZBA can align with; two Walnut Street residents raised traffic concerns during public comment. The board unanimously approved a variance for Kate Moriarty at 72 Holman Street, allowing a deck addition 5.9 feet from a nonconforming garage where 10 feet is required, and a special permit for Samantha Ormond and Joe Richter at 101 Grove Street for an in-law apartment above a rebuilt conforming garage, over a neighbor's written objection citing shading of a vegetable garden. A special permit for a garage-and-master-bedroom addition at 82 Howe Avenue was also approved unanimously. The board found proposed modifications to the previously approved 40B comprehensive permit at 105 Chestnut Street — consolidating eight buildings into five, raising the unit count from 196 to 208, and increasing building height by 10 feet while remaining below the 50-foot zoning limit — to be an insubstantial change under 760 CMR 56.05(11), and granted a six-month variance extension to GoVenture Capital Group for 525 Hartford Turnpike to exceed the 45-foot height limit and allow 63 feet.
