Shrewsbury Planning Board Approves 335 Maple Avenue Commercial Site Plan 3 to 1

SHREWSBURY — July 9, 2026 — Shrewsbury Planning Board votes 3 to 1 to approve commercial site plan at 335 Maple Avenue. The Thursday night vote authorized attorney Mark Borenstein's client Spagtacular LLC to proceed with the Lot 1 commercial portion of a proposed mixed-use development, with conditions including a mandatory construction management plan, no equipment staging on Maple Avenue or Oak Street, a five-year post-occupancy traffic study, and a Transportation Demand Management program for tenants. The board simultaneously continued the Lot 2 hearing — a separate 270-unit residential and supermarket proposal on the same parcel — to August 6 after board member Steve Roderick told the applicant "it's a stretch to call it mixed use" and questioned whether the density can be justified given the site's topography challenges. Traffic consultant Jason Gauvin of Dewberry presented preliminary findings for a proposed Patrick Subaru dealership at 957 Boston Turnpike, projecting roughly 2,600 vehicle trips on a typical Saturday; that hearing was also continued to August 6 pending peer review. The board unanimously appointed Roderick to the Master Plan Steering Committee and member Dino to the Community Preservation Committee.
